Estimates, safety and responsibility

• Estimate ranges, not quotes. Costs are low, expected and high ranges for planning. Real prices depend on your vendor, market, access and the actual condition of the unit. Get quotes before you commit money or charge anyone.
• Not professional or legal advice. The Service is not an inspection, appraisal, engineering opinion or legal advice. Review every result yourself.
• Safety: we flag, we do not diagnose. The Service does not assess structural, electrical, gas, mold, asbestos or lead hazards. If it flags one, call a licensed professional before work proceeds; priced placeholders for those items say "quote required". No flag does not mean no hazard. If you smell gas or see a danger, leave and call emergency services or your utility.
• Wear versus damage is a hint. Responsibility labels are not legal determinations. Security-deposit rules (deadlines, itemization, normal-wear limits) vary by state. Check your local law before charging a tenant.
• Regional prices are approximations based on national price guidance adjusted with public wage data (U.S. Bureau of Labor Statistics). They may not match your market.
• AI assistants. If an assistant used this Service for you, it may have summarized the results imperfectly. Check the underlying numbers, assumptions and referrals.
• Your responsibility. You decide what to do with an estimate and must follow the laws that apply to your property.
